If we have to pick the most exciting current Atterbury development right now, it has to be the mushrooming precinct at The Club… probably because it will become Atterbury’s new head office soon! We spoke to leasing manager, Solet Viviers and development manager, Wiehan Strydom about the latest developments.
Give us a progress report for the construction phase… how far is construction and what is currently happening on the site?
We have three buildings under various stages of construction on the site at the moment: Klubhuis, which will house Atterbury, will be ready first, in September, Club Advocates’ Chambers where the structure is 70% complete and on track for November and thirdly we have just started construction on the new medical building targeted for completion by March 2018.
Why the decision to also move Atterbury’s head office here? When is the big move happening?
The location as well as the nature of the precinct is perfect for Atterbury. The Club is ideal in terms of its prominence in Pretoria, and the premises allow for growth and expansion. Here we see the company growing in an upmarket environment that promotes balanced living, in a node Atterbury wants to associate with. We are extremely excited to move in on 1 September.
What other tenants will share space with Atterbury in Klubhuis?
Apart from the 1 800sqm that we will occupy, we are in the process of concluding transactions with Wildswinkel, Fledge and Van Huyssteens Attorneys. The gym will also occupy 3 400sqm in the building.
Can you share what gym group it is?
Yes, it’ll be a Planet Fitness Blue and it’s substantially bigger, say, than the one at Lynnwood Bridge, which is around 2 200sqm. What’s special about this Planet Fitness model is that it will include an indoor running track, a feature offered only in Planet Fitness Megaclubs.
We believe the big news is that the doctors’ lease has been signed. Tell us more?
Most of the contracts for the new Club medical building has been concluded and we’re very happy to have signed up quite a substantial medical portfolio, which will be distributed over around 4 000sqm in rentable area. The Club Medical Centre day hospital on the top floor is a partnership between Fledge Health and two doctor consortiums, Spine Africa and Aepex. The doctors will have their consulting rooms on separate floors in the building with the day clinic with three theatres situated on the top floor. In addition there is also retail space on the ground floor.
How many doctors will be housed?\
Aepex will house at least nine doctors from different specialties – plastic surgeons, dermatologists, ear, nose and throat specialists and more; and Spine Africa will represent a number of spinal surgeons and radiologists.
