Residential Property Developments Approach

Residential development at Atterbury is not a standalone discipline. Each housing project is conceived as part of a broader precinct that integrates convenience retail, education, healthcare, and shared public spaces alongside the apartments themselves. This precinct-based model creates self-sustaining neighbourhoods where residents can live, work, and access services without relying on private transport.

The development process follows Atterbury’s turnkey model, managing everything from land acquisition and bulk infrastructure through to unit design, construction, and long-term asset management. Our partnership with Divercity brings specialist rental housing expertise into the process, combining Atterbury’s commercial development capability with Divercity’s deep understanding of tenant requirements, pricing, and community management at scale.

Where We Develop

Barlow Park in Sandton is the flagship of Atterbury’s residential portfolio. The R3 billion project is transforming the former Barloworld corporate headquarters at 180 Katherine Street into a high-density neighbourhood of 4,100 affordable rental units across 11 apartment blocks, supported by 5,500m² of convenience retail, a Curro school, medical centre, and extensive green public spaces. Phase 1 delivered 1,630 units and won the Mixed-Use Development award at the 2024 SAPOA Property Development Awards. Phase 2 added a further 846 units, completed in mid-2025.

Within the Newtown precinct in central Johannesburg, Atterbury has also developed a 148-room building originally designed as a hotel, now positioned for conversion to residential use. The project sits alongside Newtown Junction and the broader Newtown mixed-use precinct, benefiting from proximity to the Gautrain, Market Theatre, and Maboneng.
