One of Atterbury Property’s most hidden gems is the Breaker Point residential development on the Garden Route’s Paradise Coast of Mossel Bay. Pam Golding Properties realtors Ruth Mills and Tiaan Schutte give a taste of what potential investors can expect.
Tell us more about the development, Atterbury’s role and the exact location of this piece of heaven.
Breaker Point (view the video here) is an exclusive eco estate with only 20 stands, which will result in a truly sought-after piece of paradise along the Mossel Bay coastline, right next to Pinnacle Point. Modern contemporary architectural guidelines will ensure homes that are set into the landscape, with little visual impact and which make use of the ample natural light and varied colour palette from the pristine environment. We are proud to offer these opportunities on behalf of Atterbury who developed these vacant front-row stands in such a prime location.
What are the biggest selling points for this private estate?
Definitely the unspoilt ocean and breaker views, and the appealing contemporary nature of the architectural style… and of course the location in a gated secure estate. For golf enthusiasts a Pinnacle Point membership is an added attraction available to purchasers. The pristine fynbos surrounds and the proximity to St Blaize hiking trail along the clifftops from the Cape St Blaize Lighthouse to Danabay make spending time here a true pleasure.
What if any infrastructure has been set in place?
As mentioned Breaker Point is located inside an already existing gated estate, with 20 vacant serviced stands.
What is currently happening on the site, and what sort of market is the development aimed at?
Breaker Point is the only front-row section of the development that has been serviced to date. Other parts of the development, specifically the retirement section, has been developed already and is expanding. We’re targeting people who want to live here permanently, but also those who want a second, holiday home in the glorious Garden Route, as it is so convenient to George airport – just 30 minutes away.
How many stands are still available? What sizes are they; and what are the selling price/s?
We’ve sold five stands since it was launched in December 2019, which means there are only 15 of these spectacular stands left! They range in size from around 1 400m² to 5 200m², and in each case great care has been taken to ensure that the pristine fynbos surroundings are maintained – a building footprint of up to around 600m² will be adhered to, which also ensures a sense of space and privacy within the environment. Prices range from R850 000 to R2,8 million (VAT inclusive).
What are average levies and rates for the stands that are available?
The levies are R1 300/month and the municipal rates are around R986/month on undeveloped stands.
